Complete Pool & Spa Restoration

Bring a forgotten pool all the way back to life

Some pools don't just need a touch-up — they need to be rescued. A home that sat vacant, a rental between tenants, an inherited property, or simply a busy season that got away from you can leave a pool green with algae, stained, cracked, or drained and dry. OceanView Pool Resurfacing specializes in complete pool and spa restoration: taking a pool that's out of service and returning it to a clean, safe, beautiful backyard centerpiece — surface, tile, equipment and water together, not one piece at a time.

Restoration is more than a resurface. It's a coordinated revival of the whole pool system. We diagnose everything that's failing, tell you honestly what can be saved and what has to be replaced, and rebuild the pool as one project so you end up with a system that works — not a beautiful new surface bolted onto tired plumbing.

What full pool restoration includes

Surface renewal

The interior finish takes the worst of neglect — algae etching, mineral staining, roughness and delamination. In most restorations the surface is drained, chipped out and refinished with fresh plaster, quartz or Pebble Tec. This is the heart of the job and where our San Diego pool resurfacing expertise does the most good, delivering a smooth, sealed surface that resists the staining that caused the problem in the first place.

Tile, coping & waterline

Neglected pools usually show a crust of calcium and grime at the waterline and cracked or missing tile. We clean, repair or replace waterline tile and coping so the finished pool looks renewed from the deck down, not just below the surface.

Equipment & plumbing

A pool that's been dormant often has seized pumps, clogged filters, failed valves or cracked lines. Restoration includes getting the circulation and filtration running again. Where equipment is beyond saving we replace it; where it's repairable we fix it. This overlaps closely with our pool repair service, and on a restoration we roll all of it into one plan.

Water & start-up

Once the surface, tile and equipment are sorted, we refill, balance the chemistry, and start the pool up properly so the new finish cures correctly and the water stays clear. We walk you through the brushing and care routine that protects your investment.

Spa restoration

Attached spas get the same complete treatment — resurfaced, re-tiled, and brought back online with the main pool so spillways, jets and heaters all work as one system.

When restoration is the right call

If your pool is simply worn but still running, a straightforward resurface or pool remodel may be all you need. Restoration is for pools that have crossed the line into being out of service: green water that won't clear, plaster that's failed across the whole pool, equipment that no longer runs, or a pool that's been drained and empty long enough to start cracking. Because so much of restoration is surface work, it helps to understand how long a renewed finish should hold up — our guide on how long pool resurfacing lasts covers what to expect from each finish once your pool is back in service.

Our restoration process

1

Full Assessment

We evaluate the shell, surface, tile, plumbing and equipment on-site and map out exactly what needs repair, replacement or renewal — in writing.

2

Drain, Strip & Repair

We drain the pool, chip out failed plaster, repair cracks and hollow spots, and service or replace the equipment that's holding the system back.

3

Refinish & Retile

New tile and coping as needed, then a fresh plaster, quartz or Pebble Tec surface, hand-finished by our certified crew.

4

Fill, Balance & Hand Off

We refill, balance the water, verify the whole system runs, and show you how to care for the restored pool.

Cost factors for restoration

Because restoration scope varies so widely, pricing does too. A pool that mainly needs a resurface plus a pump and some cleanup sits toward the lower end, while a pool that needs full re-tiling, coping, extensive plumbing and structural crack repair costs more. The biggest drivers are the condition of the shell, how much equipment must be replaced, the finish you choose, and the amount of tile and coping work. We never quote a restoration sight-unseen — every project gets a free on-site assessment and a firm written estimate so you know the full scope before we start.

Serving San Diego County

We restore pools throughout the region, from the older, historic pools of Mission Hills and the coastal properties of La Jolla to inland pools in Escondido and Santee that take a beating from hot, dry summers. Wherever your neglected pool is in the county, we can bring it back.

Questions

Pool restoration FAQ

What is pool restoration and how is it different from resurfacing?

Resurfacing renews the interior finish of a pool that's otherwise in service. Restoration is broader — it brings a pool that has been neglected, drained, or left green all the way back to working condition. That can include resurfacing plus tile, coping, equipment repair or replacement, deep cleaning, and rebalancing the water. If your pool has been out of use, restoration is usually what you need.

Can you restore a green or algae-filled pool?

Yes. A green pool is one of the most common restoration calls we get. We assess whether the water can be cleared and rebalanced or whether the pool should be drained and the surface renewed. Heavy staining and algae etching often mean the plaster is at the end of its life, so restoration frequently pairs a full surface renewal with equipment service and water start-up.

My pool has been drained and empty for a long time — can it be saved?

Usually, yes, but a pool left empty needs careful evaluation. Drained pools can crack, the plaster dries and fails, and equipment seizes. We inspect the shell, surface and equipment on-site, identify what's still sound and what needs replacing, and give you a written restoration plan before any work begins.

Does restoration include the spa too?

Yes. We handle complete pool and spa restoration together — resurfacing the spa, renewing spillways and tile, and getting the spa's plumbing and equipment working alongside the main pool so the whole system runs as one.

How long does a full pool restoration take?

It depends on the scope. A restoration that's mainly a resurface with equipment service can run about one to two weeks, while a pool that needs extensive tile, coping, plumbing and structural work takes longer. We give you a realistic timeline with your written estimate once we've seen the pool.

Which areas do you serve for pool restoration?

We restore pools across San Diego County, including Mission Hills, La Jolla, Escondido, El Cajon, Carlsbad and Santee, for both residential and commercial properties.
